LANDLORDS: How Do We Manage Your Property?

Here are the steps involved in managing your property successfully…

  • Advertising and extensively marketing your property with video tours and targeted online marketing techniques to achieve maximum exposure and rental income.
  • Interviewing prospective tenants and completing extensive referencing, including a credit check, Right To Rent Check (this covers eligibility to rent in the UK), and employer and previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor.  In the case of a company, a full bank reference would be taken.
  • Preparing the tenancy agreement for you to gain protection of the relevant Rent and Housing Acts, and renewing the agreement where necessary at the end of the tenancy term.
  • Liaising with your mortgagees where necessary with regard to references and tenancy agreement.
  • Taking a deposit from your tenant and dealing with their deposit under the requirements of Tenancy Deposit Scheme until the end of the tenancy. At this point your property and contents have been checked for unfair wear and tear and handling any termination issues with your tenant and tenancy deposit scheme provider.
  • Collecting the monthly rent and paying over to you (normally sent within 15 days of collection) less any fees or expenses due or incurred for the period.  Payments will be made by direct bank transfer and a detailed rent statement will be forwarded on to you, the landlord.
  • Arranging meter readings with service companies (principally electricity, gas and water) and advising them of the transfer of service contracts to your tenant at the beginning of each tenancy.
  • Regular photographic inspections reports of your property completed on a quarterly basis. (Responsibility for and management of an empty property is not normally included, and will only be carried out by special arrangement agreed in writing.)
  • Co-ordination of repair or maintenance, including arranging for trades people to attend your property and provide estimates for any required work, supervising agreed work and settling accounts from rents received.   
  • Making payments on behalf of you from rents received for costs in managing the property.
  • Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing your tenant’s deposit.
  • Collecting and forwarding your mail.
  • Ensuring all current licensing and compliance requirements are met.
